Buying your first home is exciting right up until someone mentions escrow, title commitments and appraisal gaps in the same sentence. After helping hundreds of first-time buyers across Orlando, Kissimmee and Sanford, I have boiled the process down to a checklist that removes most of the guesswork.

Three to six months before you shop

  • Pull your free credit reports and dispute anything inaccurate.
  • Keep credit card balances under 30% of the limit, ideally under 10%.
  • Avoid new car loans or financed furniture.
  • Start a separate savings account for down payment and closing costs.
  • Gather two years of W-2s or tax returns and recent pay stubs.

Credit utilization moves your score faster than almost anything else. Paying a $2,400 card balance down to $300 before a statement closes can lift a score 20 to 40 points in a single month. That can be the difference between two FHA pricing tiers (sample illustration).

Choosing the right loan

Most first-time buyers in Central Florida end up with one of four loans. Conventional loans allow 3% down and removable mortgage insurance. FHA allows 3.5% down with more flexible credit. VA offers zero down for eligible veterans. USDA offers zero down in eligible areas, including parts of Osceola and Lake County.

I compare the total cost of each option over the years you expect to stay, not just the monthly payment. FHA may look cheaper today and cost more in year five because its mortgage insurance does not go away.

Down payment assistance

Florida and several counties offer assistance programs that can cover part of your down payment or closing costs, often as a deferred second loan. Income and price limits apply, and funding changes during the year, so I screen every first-time buyer at pre-approval (sample programs, availability varies).

Getting a real pre-approval

A pre-approval is only as strong as the verification behind it. I review documents and have an underwriter look at the file up front, which means your approval letter carries real weight when your agent submits an offer.

Budgeting the full payment

  • Principal and interest.
  • Property taxes based on the purchase price, not the seller's homestead bill.
  • Homeowners insurance, which is higher in Florida than many buyers expect.
  • Flood insurance if the home sits in a flood zone.
  • HOA or CDD fees in newer communities.

The payment that matters is the one you can make comfortably in a bad month, not the maximum a lender will approve.

Under contract

Once your offer is accepted, the clock starts. Schedule the home inspection within the first few days, shop homeowners insurance immediately, and lock your rate with a period that covers the closing date. Respond to document requests the same day whenever you can.

The final week

You will receive a Closing Disclosure at least three business days before closing. I walk every client through it line by line. Then wire your funds using verified instructions from the title company by phone, never from an email alone, do a final walkthrough, and bring your ID to the table.
