Debt-to-income ratio
Lenders compare your total monthly debts, including the new housing payment, to gross monthly income. 43% is a common comfortable ceiling.
Comfort beats maximum
The conservative setting leaves room for childcare, retirement savings and Florida's summer electric bills.
Taxes and insurance matter
Every $100 a month in taxes, insurance or HOA reduces your buying power by roughly $15,000 at sample rates.
Down payment stretches price
Savings add directly to price, and 20% down removes conventional mortgage insurance entirely.
